Sealcoating is the application process of a liquid tar-based protective layer over asphalt surfaces, like driveways and parking lots. This tar-based coating, typically made from a mixture of sand, polymers, and other additives, acts as a waterproofing membrane and protects the asphalt from oxidation, UV rays, and chemical spills.
Regular sealcoating not only doubles the lifespan of the pavement but also enhances its appearance, providing a moisture-resistant, skid-free surface. Economically viable, sealcoating is a preventive maintenance option far less expensive than complete pavement replacement.
Benefits Of Sealcoating
Acting as a waterproofing membrane, sealcoating seals small surface cracks that, over-time, can progress into larger cracks allowing water to penetrate below the surface, washing away the base material of asphalt. The intrusion of water into the base layer can result in even more cracking, growing more and more rapidly over time.
Additional benefits of sealcoating include protection against oxidation, UV Rays, chemical spills and fuel from motor vehicles which can eat away at the surface of the asphalt. In addition to its protective and preventative nature, sealcoating dries to a pitch-black color, improving the look of older pavement.
Sealcoating helps shield asphalt from colder climate locations with snow and ice, which can take a take a toll on the condition of the pavement. In colder climate locations, moisture from rain and snow can freeze, expanding and contracting. Salt is frequently used on roads in these colder areas, which can break down asphalt bonds.
SEALcoating Application
Prior to sealcoating, asphalt surfaces must be prepped and cleaned using commercial blowers and sweeping equipment to remove and loose dirt. After cleaning, crack and pothole repair will take place. Pavement sealers are than applied using a high-pressure spray system, with some areas such as walkways applied with the traditional squeegee method.
Once applied, sealcoat must undergo a 24 to 48 hour curing period before vehicles can be allowed back on the surface. Depending on the size of the lot, sealcoating processes can be completed within a day or two. It is recommended to reapply sealcoat every 1-2 years to maintain.

We use a Polymer Modified MasterSeal (PMM), developed and produced by SealMaster – the leader in asphalt maintenance products. PPM is a high performance mineral reinforced asphalt emulsion sealcoat blended with polymers and special surfactants for superior adhesion, flexibility, and durability.
